We have you covered!

Your lender requires you to purchase a lender title insurance policy to cover their risk, but what about your risk?  The owner's title insurance coverage is up to you.

Title examiners perform in-depth research to make sure your title is free and clear.  Settlement companies bring all the details together for your final purchase closing.  So why do you need coverage?

Random problems with your title can show up at any time.  Your lenders know this.  They make sure to cover their risks.

Who knows when or where, but these things happen all the time...

  • Someone in bankruptcy with no authority to sign a deed conveys property to a third party

  • A relative feels safe forging a name on a deed and conveys property to a third party

  • Creditors are not put on notice of the existence of a mortgage lien and make duplicate loans, which do not have first trust priority.

  • A deed is improperly recorded with the wrong legal description.

  • Seller divorce filed in different state and is not recorded in ownership state.

  • Property inherited under a will and years later find that the will is contested and voided.

There is no way to predict all of the possible scenarios causing a loss of ownership.  If you are not covered with an owner's title insurance policy, you are exposed to huge loss.
